Mirage Virtual Reality is an AI 3D Studio specializing in hyper-realistic architectural visualization for the real estate industry. Founded in 2020 and headquartered in Estoril, Portugal, we combine Artificial Intelligence with deep expertise in architecture, design, and programming to create immersive experiences that transform how developers, agencies, and buyers perceive a property — before a single brick is laid.

Our Story
Mirage was born out of a very real problem: selling off-plan properties is hard. Clients struggle to picture what they are buying. Trust is low. Sales cycles are long.
João Caiado, our founder and CEO, set out to solve this by fusing immersive 3D technology with the real estate sales process — giving buyers the ability to walk through a property, feel its spaces, and make confident decisions, long before construction is complete.

The way 3D content is created has changed fundamentally. At Mirage, we have integrated Artificial Intelligence into every stage of our CGI pipeline — from automated material generation and AI-assisted lighting to machine-learning upscaling and generative design iteration.

João Caiado founded Mirage Virtual Reality in 2020 with a vision to bring AI-powered 3D visualization to the real estate and architecture industries. He holds a degree in Business Administration and Management from Católica Lisbon School of Business & Economics and an international CEMS master’s degree from Barcelona. Under his leadership, Mirage VR has built an international portfolio spanning Portugal, the United Kingdom, the United States, Canada, the Middle East, and beyond — working with brands including LVMH, InterContinental Hotels & Resorts, CBRE, Discovery Land Company, and Norfin.
